The Flats at Dupont Circle consisted of the renovation of building amenity spaces within an active Apartment Community in the Dupont Circle neighborhood of Washington, DC with the goal of enhancing the resident experience and modernize common areas throughout the property. The scope included renovations to the main lobby, co-working lounge, party and entertainment rooms, fitness center, leasing and reception areas, and associated circulation spaces.

Work included selective demolition, new architectural finishes, millwork, flooring, ceilings, lighting, and upgrades to mechanical, electrical, plumbing, and fire protection systems. The project also incorporated modern lighting, audiovisual and technology infrastructure, access control, and furnishings to create functional, inviting spaces that support work, wellness, and community engagement.

Construction was completed within an occupied residential building, requiring careful phasing, and coordination with property management while minimizing disruptions to residents and maintaining safe access throughout the renovation. The completed project transformed the amenity spaces into contemporary, high-quality environments that elevate the property’s appeal and enhance the overall resident experience.
